The properties on level 0 (ground floor) and level 1 (first floor) are two-bedroom units with a living/dining room with an open-plan kitchen and two full bathrooms.

BUILDING SPECIFICATIONS

FAÇADES

From the exterior to the interior, the building’s façade is composed of continuous rendering in accordance with the Technical Building Code (CTE for its acronym in Spanish), vibrated-cement concrete block with a 20 cm double chamber and a cladding system based on galvanised steel frames, thermal-acoustic insulation with mineral wool and laminated plasterboard.

The façade will also incorporate the exterior carpentry that allows light to enter the inside of the homes.

EXTERIOR CARPENTRY

The homes’ exterior carpentry is crafted in aluminium frames. The windows of the bedrooms and the kitchen-room will be fitted with external sliding shutters with fixed horizontal slats made of phenolic panels. Window glazing will feature Climalit type glass or similar, with a middle air chamber that forms a barrier that blocks heat, cold and noise from affecting the home, enhancing the comfort inside.

PANELLING AND PAINTING

The bathroom walls are finished in stoneware tiles combined with vinyl, while in the kitchen they are finished in plain white vinyl. The walls and ceilings in the rest of the house will also be finished in plain white vinyl.

FOUNDATIONS AND STRUCTURE

Strict quality control measures were in place during the construction of the building.

The foundations and basement walls were built in compliance with current regulations and following the recommendations of the geotechnical study. The foundation of module A consists of a slab, while the other modules have reinforced concrete footings connected to the other modules.

The reinforced concrete structure is built with pillars and one-way beams for flooring.

INTERIOR CARPENTRY

The entrance to the house will have a security lock, covered with coloured panels, chrome-plated exterior knob and peephole. The interior doors will be painted white with aluminium handles.

DOORWAYS, HALLS AND STAIRCASE

The flooring of the doorways, halls and staircases leading to the flats will be in stoneware tiles. The entrance hall will be decorated according to the designer’s specifications, combining plastic paint and decorative mirrors. LED lighting to reduce electricity consumption.

ROOF

The roof of the building has been waterproofed and insulated to ensure it is adequately watertight and thermally insulated, in compliance with current regulations. The finish of the terraced roofs Space will be with C3 paving suitable for exteriors, as indicated in the Technical Building Code (CTE).

Homes that are located over open spaces, porches or terraces will have additional lower thermal insulation to adequately insulate them from these spaces.

FLOORING

A rectified porcelain stoneware tile floor (category C1 according to the Technical Building Code) will be installed in the living room, bedrooms and hallways. The baseboard will be in MDF painted white to match the carpentry. The bathrooms, as well as the kitchen and solarium, will have category C2 rectified porcelain stoneware tiles in compliance with the Technical Building Code, while the terraces will be tiled with category C3 ceramic tiles for outdoor use.

ELECTRICITY AND TELECOMMUNICATIONS

The electrical installation will comply with the Low Voltage Electrotechnical Regulations, providing the home with separate connections for lighting, power, air conditioning and electrical appliances. Television and data sockets will be installed in the bedrooms and living room. There will be a built-in electrical switchboard and a connection box for the telecommunications installations at the entrance to the house. It also has an intercom at the street entrance.

KITCHEN

The kitchen will be equipped with wall and base units. The worktop will be made of compact quartz material (silestone or similar), offering enhanced strength and fade-resistance. The backsplash will be in the same material as the worktop. 

The kitchen fittings will be completed with a stainless-steel sink under the worktop with a chrome-plated mixer tap, extractor hood, induction hob and oven.

HOT WATER, PLUMBING AND AIR CONDITIONING

Domestic hot water will be produced using an aerothermal heat pump. The plumbing installation will be properly insulated for optimum energy efficiency. Shut-off valves will be installed at the entrance of the home, in each bathroom and in the kitchen. Depending on the type of terraces, they will be equipped with a tap for watering.

PARTITION WALLS AND INSULATION

The partition walls between homes will be a double slab of concrete block with a dual chamber and a system based on galvanised frames with thermal insulation inside for greater acoustic and thermal comfort, with a plasterboard finish. The interior spaces of the homes will be divided by partition walls in laminated plasterboard on either side, bolted to each side of a galvanised steel structure with insulation inside.

Homes and communal areas will be separated by vibrated-cement concrete block with a system composed of a galvanised steel structure and laminated plasterboard as a finish, properly insulated to reduce noise.

GARAGE

Access to the garage is provided by an automatic motorised door operated by remote control. The door will be fitted with a safety device to prevent any possible harm to pedestrians or vehicles. The garage will be paved in polished concrete, with the parking spaces properly signposted.

LIFTS

One lift will be installed per module, with access to all floors, including the garage. The interior will be decorated according to the designer’s specifications. The lifts will comply with the accessibility requirements for people with reduced mobility.

PLUMBING FIXTURES AND FITTINGS

Modern-style fixtures will be installed in the bathroom, finished in Roca white enamel or similar. STONEX or similar type shower trays will be installed in the bathrooms. All taps will be chrome-plated mixer taps.
